Tax Collector Dariel Fernandez Announces Major Reform to Miami-Dade Tax Certificate Sale Process

Miami-Dade County Tax Collector Dariel Fernandez announced a major reform to the Miami-Dade County tax certificate sale process aimed at ensuring fairness and leveling the playing field for all participants.

The new single bidder registration system prevents participants from using multiple affiliated bidding entities to gain an unfair advantage during tax certificate sales. Under the updated process, bidders are now limited to a single registered bidding account structure, creating a more transparent and equitable marketplace for investors of all sizes.

“For years, large bidders were able to overwhelm the system through multiple affiliated bidding accounts while smaller investors and everyday participants were forced to compete at a disadvantage,” Fernandez said. “We are putting an end to that and ensuring fairness to the process.”

Tax certificate sales play a critical role in helping local governments collect unpaid property taxes while giving investors the opportunity to participate in a public process. Fernandez said the reform was necessary to ensure the integrity of the system and strengthen public confidence.

“This is about making sure everyone plays by the same rules,” Fernandez added. “Government should never tolerate systems where some can manipulate loopholes to crowd out others. We are bringing accountability, transparency, and common sense back to this process.”

The reform is part of Fernandez’s broader modernization effort at the Miami-Dade County Tax Collector’s Office focused on operational efficiency, public trust, and fair access to government services and programs.

“Our responsibility is to protect the integrity of public systems and make sure they work fairly for everyone, not just for those with the most resources or the most sophisticated structures,” Fernandez said. “This reform levels the playing field and gives every bidder a fair opportunity to compete.”
