History Made: Dariel Fernandez Announces Property Owners Save Nearly $300 Million by Paying Early in November: Record Participation in 4 Percent Property Tax Discount Program

Record early participation results in millions saved and over $700 million more collected than last November’s 4% period.
Miami-Dade County Tax Collector Dariel Fernandez announced today that more residents and property owners took advantage of the 4 percent early property tax discount this November than ever before. The latest Collection Summary Report shows that November early payments exceeded last year’s totals by 13,000 transactions, resulting in more than $700 million collected, reflecting a surge in participation from homeowners countywide through the Tax Collector’s Save the Max Campaign. As a result, the office has already collected nearly 80% of the Property Tax Roll, an exceptional benchmark this early in the season.
This year’s success was driven by a strong awareness effort and by expanded access through branch offices across the county, including Hialeah Gardens, Miami Gardens, Kendall, Coral Gables, Florida City, South Dade, Midway Crossings, and more. Residents were able to pay closer to home with minimal wait times, and many were able to complete motor vehicle, tag and title, or driver license services in the same visit, making payment more convenient than ever.
“History was made this November,” said Tax Collector Dariel Fernandez. “More people saved money on their property taxes than ever before, and that means millions of dollars stayed in the pockets of Miami-Dade families. Coral Gables, Kendall, and Midway Crossings were our top performing offices outside of downtown for early tax payments, which shows how much convenience matters to people. What impressed me most was seeing even our newest office at Coral Reef, open only for the last two weeks, processing hundreds of property tax payments from day one. People found out, they came in, and they took advantage of the savings. This is what good government looks like: clear information, more access, and real savings for Miami-Dade residents.”
Early collections support funding for schools, municipalities, special districts, and county services, ensuring steady revenue. The Tax Collector’s Office will continue reporting monthly on collection progress to maintain transparency and keep the public informed.Residents can still save 3 percent by paying in December, 2 percent in January, and 1 percent in February. The Tax Collector’s Office encourages property owners to pay early and take advantage of available discounts.
